We helped Coventry University install nearly 800 solar panels across five campus buildings—supporting their net zero goals with clean energy and minimal disruption to university life.

In June 2024, Coventry University took a major step towards its 2030 net zero carbon target by installing nearly 800 photovoltaic (PV) panels across five prominent campus buildings: Sir Frank Whittle, Charles Ward, The Hub, The Cycle Works, and Alma.

Baily Garner was appointed to deliver full design and project management services, supporting the university’s goal of clean energy generation with minimal operational disruption. Our team developed detailed performance specifications and installation drawings for the panels, tailored to suit each building’s unique characteristics and infrastructure.

Working closely with the university’s facilities team, contractor Geo Green Power, and other key stakeholders, we carried out extensive surveys and coordination to ensure seamless integration. This included aligning our designs with the university’s fire alarm, building management, and high-voltage systems—meeting all employer’s requirements while navigating tight government funding deadlines.

The project presented a number of challenges. We had to work within a live university setting, carefully coordinate around active infrastructure, and ensure the works progressed without impacting students or staff. Our approach focused on collaborative design, innovative planning, and maintaining close communication throughout.

A solar energy solution that would integrate with complex existing systems, meet sustainability targets, and minimise disruption to a live academic environment.

Detailed design and performance specifications, close stakeholder coordination, and a phased, non-intrusive delivery programme managed around university operations.

The project is on track for completion in February 2025. Once operational, the nearly 800 solar panels will contribute significantly to Coventry University’s renewable energy generation, helping reduce carbon emissions and long-term energy costs. The success of this initiative also sets a benchmark for sustainability in higher education and provides an inspiring real-life case study for students.

An added benefit was the seamless integration of our system designs into the university’s existing infrastructure — achieved through close collaboration and detailed technical planning.

Baily Garner is helping Coventry University reach its 2030 net zero target by managing the transition from gas to district heating across seven buildings—without interrupting services or operations.

Coventry University has committed to achieving net zero carbon emissions by 2030. As part of this mission, the university is removing gas supplies from seven key buildings and connecting them to new district heating mains operated by BRING Energy and Coventry City Council.

This ambitious decarbonisation project involves major infrastructure upgrades and roadworks across Coventry City Centre and must be delivered while keeping all affected buildings fully operational throughout.

Baily Garner was appointed to lead a wide range of activities to support the transition. These include determining connection load requirements, assessing alterations to plantrooms, and planning enabling and strip-out works. We are also responsible for coordinating temporary boiler plant installations, managing the transition process to avoid service disruption, assisting with contract and tender processes, and providing day-to-day site oversight.

Understanding the university’s heating and hot water demands was essential, so we carried out thorough technical evaluations to determine temporary plant needs and available plantroom space. All work is being aligned with Coventry University’s financial profile and specific design requirements, particularly around network temperatures.

The project commenced in June 2024 and is set to complete in Spring 2026, followed by a 12-month defects period. Open communication with the university and its energy partners has been central to ensuring smooth delivery and minimal impact on daily campus operations.

This project will make a major contribution to Coventry University’s 2030 net zero target. Connecting buildings to a low-carbon district heating system will reduce emissions, cut energy costs, and enhance long-term sustainability across the estate. It also highlights the value of integrated planning and engineering in supporting long-term environmental goals.

Baily Garner helped Beths Grammar School secure £3m in funding to build a modern teaching block, easing overcrowding and transforming the Sixth Form learning experience.

Baily Garner were appointed by Beths Grammar School to prepare a successful bid for Condition Improvement Fund (CIF) support to expand the estate and tackle significant overcrowding.

Our initial assessment benchmarked existing provision against Building Bulletin 103 (DfE), revealing a shortfall of over 800m² of basic teaching space—especially affecting Sixth Form students. At the time, learners were having to use inappropriate areas for study, including the back of classrooms during active lessons. This was seriously impacting the overall teaching and learning environment.

The proposed solution was to replace the existing Learning Resource Centre, which had reached the end of its life, with a new three-storey building.

Baily Garner worked closely with the School to develop the bid, which successfully secured around £3 million in grant funding. We were then appointed as Employers Agent, Cost Consultant and Principal Designer, delivering full project oversight via a JCT Design & Build 2016 contract.

Our role included monthly valuations, progress monitoring, variation reviews and contract administration. Our architects and M&E engineers were novated to the contractor to provide detailed design services and full Stage 4 design development and coordination.

The result is a contemporary, flexible building that meets the needs of modern education.

Addressing Sixth Form overcrowding and lack of suitable study spaces within a constrained, occupied school site.

A high-quality, three-storey building offering new classrooms, quiet study and dining facilities, developed through a successful CIF bid.

A new teaching block with 14 classrooms, staff offices, and open plan social/study space — all delivered in a durable, modern design that enhances the school’s environment.

Baily Garner led the delivery of a new three-storey block at John Hampden Grammar School, providing detailed project and quality management to deliver a high-quality result.

John Hampden Grammar School appointed Baily Garner to lead the delivery of a new three-storey teaching block, containing 15 new classrooms.

We provided Project Management and Quality Control Inspector (Clerk of Works) services across all phases, from brief through to defects management. Our responsibilities included managing consultant appointments, planning submission, tender process and cost reviews pre-contract.

Post-contract, we chaired progress meetings, issued monthly cost reports, monitored expenditure, reviewed operations and maintenance documentation, and managed the final account and defects liability period.

Our Clerk of Works team carried out weekly site visits, monitored build quality and progress, and conducted snagging to reduce post-completion issues.

Midway through the programme, the school requested additional external works. We worked closely with Beard Construction to incorporate these within the original programme without delay. However, the easing of COVID-19 restrictions on 19 July 2021 resulted in labour and material shortages, causing a short delay.

Despite this, the block was delivered to a high standard, with minimal defects and a strong client endorsement.

GLF Schools Accurate Roofing Services
Baily Garner supported GLF Schools with a multi-site roof renewal programme, improving thermal performance and delivering long-term value across the trust’s estate.

GLF Schools appointed Baily Garner to assess the condition of multiple school buildings, identify savings through grouped works, and prioritise roof replacements across the estate.

We delivered a five-package programme across seven sites, providing Building Surveying, Contract Administration, Cost Consultancy, and Health & Safety services. Weekly site visits, technical reports and monthly progress meetings ensured close management of delivery and budget.

Our role included developing detailed roofing designs and assessing critical aspects like drainage and plant integration. One example was a complex butterfly roof that required a bespoke drainage solution to ensure long-term performance.

To support programme-wide decisions, we held bi-weekly calls with the Estates Director to provide a clear picture of cost, progress and risks across all live sites. These insights helped resolve issues quickly, keeping the programme on track.

The completed works significantly improved thermal performance across the estate, enhancing comfort, lowering running costs and reducing carbon emissions.

Baily Garner delivered employer’s agent and cost consultancy services at More West in Kensington, supporting Peabody with a 112-home regeneration scheme that included a retail unit and community hub.

Located on the edge of the Silchester Estate in West London, More West is a high-quality mixed-tenure scheme developed for Peabody. The project delivered 112 new homes, a retail unit and a community centre, while enhancing the surrounding urban environment with a large communal garden and public realm improvements.

The site previously housed a vacant community centre, derelict garages and 12 homes that required decanting. The development required the acquisition of additional land from Transport for London, whose negotiations extended the pre-construction phase. Managing the budget within Peabody’s business plan tolerances became critical, particularly once design aspirations were established.

Maintaining design quality was a key priority for both Peabody and the Royal Borough of Kensington and Chelsea. The scheme needed to reflect the character of the area and deliver long-term value for the local community.

Baily Garner provided employer’s agent and cost consultancy services, alongside quality control and CDM roles. Working closely with Peabody, we helped drive the scheme through detailed design and planning, ensuring that the quality brief was protected.

We managed the decanting of residents and supported engagement with stakeholders including RBKC, TfL and the surrounding community. Early involvement allowed us to shape the project’s strategic direction, helping the client agree to a specification that aligned with sales expectations and Peabody’s wider business case.

More West delivered 112 dual-aspect homes, a retail unit and a community hub on a constrained urban site. The development has helped revitalise the local area and provided high-quality housing and amenity space.

By protecting the design quality and managing project risks, we helped deliver a scheme that has been widely recognised for its contribution to housing and placemaking in West London.
