Laurette Close
Hartlepool
We were appointed by Housing Hartlepool, now part of the Vela Group, to provide architectural services for the £800,000 redevelopment of Laureate Close. The scheme delivered nine two-bedroom bungalows, including one fully accessible home, on a previously unused backfill site surrounded by existing residential properties.
Combining high-quality architecture with strong urban design principles, we developed a distinctive contemporary scheme that responded sensitively to its residential setting. Sustainability and accessibility were central to the design, with measures incorporated to improve environmental performance while creating practical, comfortable homes designed to meet residents’ needs.
The site was enclosed on all sides by the rear gardens of existing two-storey properties and had become a source of antisocial behaviour. Redeveloping it required careful consideration of its relationship with neighbouring homes while creating an attractive new residential environment.
The client also had ambitious aspirations for design quality, accessibility and environmental performance. As a result, the scheme needed to balance these requirements while delivering value for money and remaining practical for residents’ long-term needs.
We developed a contemporary architectural solution that combined distinctive design with strong sustainability and accessibility principles. Our approach included:
- Designing eight semi-detached and one detached bungalow, including one fully accessible home.
- Using timber-frame construction and timber cladding across more than 50% of the development.
- Incorporating dual-pitched roofs, high-level windows and bespoke roof trusses to maximise natural light and create a greater sense of space.
- Incorporating renewable and energy-efficient measures, including solar technology, high levels of thermal efficiency and low-energy lighting.
- Providing electric vehicle charging points, secure cycle storage and off-street parking.
- Designing accessible features including wheelchair charging stations, covered parking, height-adjustable kitchen counters and accessible WC and bathing facilities.
- Undertaking consultation with local residents throughout the design, planning and construction stages to ensure the development responded appropriately to its surroundings.
Laureate Close was completed one month ahead of schedule and achieved an average KPI score of 9.2 out of 10. Building performance and dwelling emission rates also achieved a 25% improvement over the standard Building Regulations requirements referenced by the original project.
The quality and contribution of the scheme were recognised with the Hartlepool Civic Trust Civic Award for New Build 2010, celebrating its contribution to local regeneration and innovative architectural design. It was also shortlisted in the value category at the CENE Awards.
