The scheme consists of six one-bedroom flats, two two-bedroom flats, three two-bedroom houses, and four three-bedroom houses. The site previously housed a barn of reduced aesthetic value. The design incorporates traditional local materials, such as vertically hung clay tiling and multi-stock bricks, preserving the barn’s historic link. Environmental enhancements include high-quality landscaping, a natural pond, wildflower planting, and wildlife-friendly features like a log pile. Speed reduction measures were introduced in the local area to protect residents and wildlife.
Challenges included neighbour liaison, conservation requirements, and securing a road closure license. Sensitive demolition of the barn involved manual tile removal, ensuring conservation compliance. These were addressed through community engagement, in-person meetings, and ecology enhancements.
Baily Garner acted as Employers Agent for Wealden District Council, delivering project management, cost consultancy, and clerk of works services. Our role encompassed risk identification, quality and performance reviews, cost monitoring, regular inspections, handover management, and overseeing defect resolution.
Completed in time before Christmas, the project achieved high customer satisfaction. It provides affordable housing, environmental improvements, and economic benefits to Heathfield, as residents are likely to shop locally. Cart Barn Place is a standout development combining affordability, environmental consideration, and community impact.
